SAP PM - Plant Maintenance

SAP PM (Plant Maintenance) plans, executes and records the maintenance of technical assets across your plants. In S/4HANA it sits under Asset Management as Maintenance Management; the core objects stay the same, while the phase model, a scheduling board and a new permit to work solution were added.

Current state

SAP PM in S/4HANA: Maintenance Management

  • Since the 2021 release, maintenance requests and orders can pass through nine phases. The phase model works with specific order types; the classic process without phases remains valid.
  • IP30H, optimized for HANA and running in parallel, is recommended in place of IP30; use IW37N and IW49N instead of IW37 and IW49. Mobile Asset Management (MAM) does not exist in S/4HANA.
  • Fiori-based Permit to Work arrived with 2022 FPS02. According to SAP it does not replace classic WCM; it is a separate solution, and classic WCM continues in SAP GUI under its own license.
  • On-premise rights to the LIS-based maintenance reports ended in late May 2026; RISE keeps maintenance LIS to end-2033 (SAP Note 2269324). F2812, F3567 and F4603 cover failures and costs.

FAQ

SAP PM: questions we hear

What is SAP PM, and why is it named differently in S/4HANA?

It is the SAP component that plans and executes the maintenance of technical assets. In S/4HANA it is called Maintenance Management, under the Asset Management line of business. Functional locations, equipment, notifications, orders and plans stayed the same; the phase model, Fiori apps and the new permit to work solution came with S/4HANA.

How does preventive work get created automatically?

A task list, with a maintenance strategy if needed, is assigned to a maintenance plan that is scheduled by time or by counter. As long as the mass scheduling job (IP30H or F2774) runs regularly, work that reaches the call horizon produces a notification, a maintenance order or a service entry sheet. If the job stops, so does the plan.

What separates a notification from a maintenance order?

The notification records what happened: fault, damage, cause, downtime. The order plans what will be done and collects the cost: operations, labor, parts and services. In SAP the breakdown type is the malfunction report (M2), and breakdown itself is a separate indicator. In the phase model a notification is first screened as a maintenance request.

How are spare parts linked to a maintenance order?

Stocked parts get a reservation, and the goods issue is posted against it. Non-stock parts and external services create a purchase requisition that becomes an order in SAP MM. Because the planner can follow the material status on the order, the job can be scheduled once the parts are ready.

How does SAP handle work permits and lockout-tagout?

There are two options: classic Work Clearance Management in SAP GUI, or Fiori-based Permit to Work from S/4HANA 2022 FPS02. In the latter, a work permit can reference a maintenance order, and safety and isolation certificates are included. Permit to Work is not a new version of WCM but a separate solution, and it reached Cloud Public Edition with release 2602.

How are statutory equipment checks tracked in SAP PM?

Equipment covered by the Turkish regulation on the safe use of work equipment is flagged through classification, and the check interval is tracked with a maintenance plan. The competent person registered in EKİPNET joins the order as an external service; the contract is set up in İSG-KATİP at least one day before the work. The signed report is attached to the equipment.
